Barcelona has lower house prices than before the pandemic
Barcelona is the second most populated city in Spain with more than 1.6 million inhabitants, and the most populated districts are El Eixample, Sant Martí and Sants-Montjuïc, according to Barcelona City Council.

Despite its attractiveness as a place to live, with a wide cultural, leisure and gastronomic offer, and options in the labour market, the price of housing in Barcelona is 4,637 euros per m2, which makes it the only large city with lower prices than before the pandemic, according to Brainsre.
This is not the case for the rental market, which is at an all-time high, after several months of consecutive rises. It is currently at 20.1 euros per m2 per month.
The difference between the price of new housing and that of used housing
The price of new housing in Barcelona has increased by 4.7% in the last year, currently standing at 6,452 euros per m2. In contrast, the price of used housing has remained relatively stable.
